Basement Impact Assessment (BIA) and Ground Movement Assessment (GMA)
At Ground Projects, we provide comprehensive Basement Impact Assessments (BIA) and Ground Movement Assessments (GMA) to support basement developments and subterranean structures across the UK.
We have a strong track record of delivering successful BIA and GMA projects across all London boroughs, working with developers, architects, engineers and local planning authorities to meet borough-specific requirements. Our experience spans private residential basements through to large, multi-level residential and mixed-use developments.
Our assessments are bespoke, technically robust, and aligned with the project requirements. We identify and manage risks, delivering clear reporting that supports planning approval.

Coal Mining Risk Assessment
At Ground Projects, we provide Coal Mining Risk Assessments (CMRA) and expert advice to support development on land affected by historic coal mining.
Our assessments identify and evaluate site-specific coal mining risks, including mine shafts, shallow workings, and ground instability, and set out proportionate recommendations for further investigation or mitigation where required. We follow a staged approach, progressing from desk-based assessment to intrusive ground investigation if risks are identified.
Whether for a single dwelling or a large strategic site, our work is undertaken in line with guidance from the Mining Remediation Authority and Local Planning Authority requirements and we provide clear, practical advice and compliant reports that support planning approval and safe development.
Drone Survey
At Ground Projects, we provide drone survey services that capture high-resolution aerial photography to support site appraisal, design, and reporting.
Drone imagery is collected safely and efficiently, even on tight or constrained access sites, allowing clear views of areas that are difficult or unsafe to inspect from ground level. The captured photographs can be collated using photogrammetry to produce accurate, visual outputs that support technical assessment and communication with stakeholders.
This approach offers a cost-effective, low-disruption way to improve site understanding, support design and planning decisions, and document site conditions throughout a project. We offer drone surveys as part of our Phase 1 desk studies or as a standalone service, depending on your project requirements.
Finite Element Modelling and Numerical Analysis
Ground Projects provides advanced geotechnical analysis using finite element modelling and numerical techniques to support complex ground engineering challenges.
We apply finite element modelling across a wide range of projects, including basements, deep excavations, earthworks, tunnelling, retaining systems and developments where soil-structure interaction must be carefully monitored.
These methods allow detailed assessment of soil–structure interaction, ground movements, and construction impacts where simplified analytical approaches may be insufficient.
Expert Witness and Advisory Services
Ground Projects provides independent expert witness and technical advisory services on geotechnical and ground engineering matters.
With extensive experience across developments throughout the UK, we are able to undertake detailed technical and forensic investigations supported by strong geotechnical expertise.
Our specialist team has many years of combined industry experience and utilises industry-standard geotechnical software to support robust, evidence-based assessments. Our advice is presented clearly and objectively, helping project stakeholders, legal teams and consultants understand complex geotechnical issues.
